Looking to work with an experienced agent to buy investment properties

Hi,

I will be in Las Vegas 5/17-19, and would like to work with an experienced agent to buy couple investment properties. I am looking for someone that's familiar with both the High Rise condo market, and also master communities. I'd like to purchase high cap ratio properties in good areas that will rent out quickly. If you can recommend some areas and properties to search ahead of time that'd be great. Also, please advice if you are available to show properties between 5/17-19.

High cap ratio properties are not in hi rise condos or master communities. 3+2 in middle class neighborhoods with no HOA fees will get you 11% to 15% ROI and good appreciation potential.

Serry: As an experienced investor in Las Vegas since 1994, the high cap ratio properties are NOT in hi rise or in Master Communities. Thank you all for your interest. To answer some of your questions, I am looking into High Rise Condo mostly for appreciation potential, but then I do need it to be positive cash flow and something that will rent out quickly. As for master communities, I am looking for a minimum of 8% cap rate. I am looking for an agent that's willing to do investment analysis for me before sending me the listings. I need you to hand select properties that are below market. What I need is info such as:

- $ per sqft that's averaging below market
- cap rate
- # of similar properties currently renting in the same building or in master plan
- what is the potential rent $
- In the past month, # of property rented vs # of property was in the market in the area

Since I will only be here for couple days, my time is very limited, so I'd like to limit down to 10 properties to see and purchase 2 properties (it doesn't have to be high rise if its not a good investment opportunity). I am a cash buyer, and in terms of price range, I am flexible as long as its a great DEAL.

Hi Sherry,

There are still opportunities for buy and hold properties in Las Vegas, but the ROIs have come down. ROIs in the 6-9% are achievable in some master communities, but the high rise market tends to be low to negative ROIs due to the high costs of Home Owner Association fees and taxes relative to the rental rates. The market is highly competitive on the buy side so it will likely take a premium price to have your offer accepted.

You will likely read opposite views of market, but the Vegas real estate market is experiencing another bubble at this time with prices about 22% higher this year versus last year. We have a very limited supply of homes due to poor legislation and banks reluctance to foreclose on over 75,000 properties that are in some stage of foreclosure. The market is a sellers market with many investors selling inventory due to achieving equity appreciation far sooner then they had anticipated.

Beware of over paying and being in a negative equity position in 18 months when the supply of homes increases and prices come back down. That stated if you go into the market with eyes wide open, opportunities exist and we can work together to find those that come closest to your expectations.
