Looking to buy a fixer under $200K, is there hope for anything in Pleasant Hill or Walnut Creek?

Found 1 bank owned sfr needing major interior wall/floor/kitchen/bath redo in Concord for about that much but location is on Oak Grove-noisy, busy, not the best area. I'm single, 48 with great credit and decent downpymt, (about $90-95K). Should I be looking/talking to someone else? Any advice, please?

I have a client that is looking for the exact scenario. In Walnut Creek and Pleasant Hill there are only condo's in this price range. In Concord I have seen every home in your price range that has been on the market in the last four months. There will be some new REO's in Concord in the near future. I suggest you should be patient and wait for some new inventory. Oak Grove is only one home vs what has been available. If you want a detached single family home, the answer is not much hope in those areas. There are 1-bedroom condos under $200,000 and that is about it.

Now assuming you really want a single family home, and you want to be close to Pleasant Hill or Walnut Creek, Concord, or perhaps Martines or Pacheco are worth considering. You will certainly find such properties in some of these areas. Let me know if you would like me to email you some details.

There was an outlier a few months back in Pleasant Hill. It was a completely trashed house on Santa Lucia that sold for about $200k. Other than that, everyone is right, it is nearly impossible to find a detached home for that price in those areas. Even if you could, if it is so cheap because it is rundown you probably would not be able to get a loan even if you put nearly 50%, which would subsequently leave you with no money for repairs.

Sherrie, in the area you are looking appears the only hope would be a condo. Not knowing your preference and needs I will share that the only area nearby that has single family homes below 200K is Pittsburg. You find some homes in very good shape and some that need some work. Depending on the neighborhood prospect buyers are bidding higher than the banks asking price.

My observation has been that prospect buyers are offering anywhere from 2K to 12K above asking price. The real estate inventory in this area is predominantly bank owned properties and short sales.
