Looking for the lowest property tax rate near Coppell / Carrollton / Lewisville TX. Don't care about schools.?

If you only look at City and School District Taxes you will see the tax rates for last year (2012) are:
City of Coppell: 0.67046
City of Lewisville: 0.44021
City of Irving: .5986
City of Carrollton: .617875

Coppell ISD: 1.4188
Carrollton FB ISD: 1.3306
Irving ISD: 1.465
Lewisville ISD: 1.4260

There will be other taxing entities but these show the variations between cities and school districts. Each taxing authority will have different exemptions available so check the taxes on any specific property.

Note that city and school district boundaries vary as you could be in coppell city but in Carrollton Schools, etc. Also note that the tax rates for this year are not set. Coppell ISD is currently holding a bond election in May that would increase taxes slighlty. The Coppell city tax rate was slightly reduced last year. I dont have any info on other cities and potential changes this year.

What price range do you want to be in?
Highland Park has some of the lowest tax rates, but then again valuations are probably highest in the area.
Also Copper Canyon, Double Oak, Bartonville, Argyle have lower than average taxes.

On a $250,000 home the difference in tax rates of 2% vs 2.5% might save you about $1000/year....
If you have any exemptions other than the homestead exemptions, it might be less.

Sometimes you have to be careful with this though....just buying based on the taxes. ...you might loose in appreciation what you gain on taxes...or you might loose on city services or quality of life. While I too would prefer the lowest taxes possible, I think some of the places with higher taxes have better quality of life....not always, but sometimes.

FYI - when you compare the tax % the difference can be in many instances a few hundred dollars more per year.

You can find that information with Google. Look for the following sites:

Dallas County Appraisal District
Denton County Appraisal District
Collin County Appraisal District

They will have charts that show you all of the rates and exemptions.
