HOme Team of America
So.. let's just throw out some questions that 99% of agents out there are scared to death you will ask.. :)
#1 - Why would I work with you instead of any one of the other 5000 Realtors in San Antonio
#2 - How many homes have you actually represented the buyer for, and can you show me your stats in the MLS sytem
#3 - How many years experince do you have doing real estate?
#4 - Are you a FULL TIME Realtor (beware of those who do real estate as a 2nd job!!)
#5 - Do you have an references I can call right now?
#6 - Which lender will you refer me to for my loan, and how long have you worked with them?
#7 - Tell me why I need you as my buyer's agent.
#8 - How many buyers are you working with right now?
Most agents really don't have strong answers to these questions. I would intervew quite a few before you settle on one.
You want the agent that is ready to work hard for you to get the best deal. Get the seller to pay your closing costs, come down on the price, make repairs, etc. They need to be more focused on what you need than they are on their commissions. That's the key. There are a lot of REALLY BAD Realtors in San Antonio, and there are some really good ones...
I have some great answers to all of those questions... give me a call, e-mail, or shoot me a text.. I'll throw my name in the hat :)

There are many questions you should be prepared to answer and ask when interviewing with an agent. First of all, you will need to be pre-approved by a strong LOCAL lender. Any Seller will want to see a pre-approval letter before considering your offer. Your agent can recommend trustworthy lenders for your consideration. The basic items to look for are consistently on time to closing, fair fees and competitive rates.
Your agent works for you! Make sure that your agent takes the time to understand YOUR preferences and doesn't just drop you off at the nearest Builder who is paying a bonus. Your agent should be someone you can really discuss your long-term goals and dreams with.
We think there is no substitute for experience. You will want an agent who knows the neighborhoods, schools, loan options, and who takes the time to get you the best possible home at the best possible price. We invite you to look at our website, http://www.ElegantTexasHomes.com, and those of others and pick the agent who matches up with you the best. Home Buying is a great adventure when done right.
