If you have not found a realtor to work with yet let me know? I am a full time license realtor who have many years of experience and can give you a reference from a happy and satisfied clients. first thing to do is to contact a lender or financial institution to find out what or how much you are qualified to buy and if you do not know any lender i can recommend you also to some of the lender i know who can help you.

This is a great way to get a ton of "Hey Look At Me" answers..

So.. let's just throw out some questions that 99% of agents out there are scared to death you will ask.. :)

#1 - Why would I work with you instead of any one of the other 5000 Realtors in San Antonio
#2 - How many homes have you actually represented the buyer for, and can you show me your stats in the MLS sytem
#3 - How many years experince do you have doing real estate?
#4 - Are you a FULL TIME Realtor (beware of those who do real estate as a 2nd job!!)
#5 - Do you have an references I can call right now?
#6 - Which lender will you refer me to for my loan, and how long have you worked with them?
#7 - Tell me why I need you as my buyer's agent.
#8 - How many buyers are you working with right now?

Most agents really don't have strong answers to these questions. I would intervew quite a few before you settle on one.

You want the agent that is ready to work hard for you to get the best deal. Get the seller to pay your closing costs, come down on the price, make repairs, etc. They need to be more focused on what you need than they are on their commissions. That's the key. There are a lot of REALLY BAD Realtors in San Antonio, and there are some really good ones...

Definitely need a full-time experienced agent and one that you feel comfortable working with. I would contact 2 or 3 agents and select the one that provides the most professional responses. You would also want the agent to be familiar with the section of town you are interested in.
