Looking for a house with some acreage in Orange County New York

Houses with some acreage in Otisville and Mount Hope New York seem to be much more affordable than similar houses in other areas of Orange County. Why is this?

You may want to look into Warwick, NY. A law was passed in warwick which prohibits contractors from buying/puchasing acreage for the mere purpose of building homes which are just to close to each other & take away from greenland. It depends on what you can use all of the acreage for...Is it subdividable, wooded? cleared? wet? How much road frontage do you get? does it offer privacy or is it more like a bowling lane? The Mount Hope area is wonderful and only minutes to Middletown. I have seen 3 acre lots that offer more then some that are listed with 10 acres.

As usual in real estate, it's location location location. Proximity to Manhattan, as Lisa mentioned, is definitely a top consideration. If that's not important for you, you should strongly consider looking in areas a little further away, as for you it will be quite a bit cheaper and with little to no downside.

Set yourself up with a buy-side agent from Orange county who can help you through some of these questions and help you better understand the type of home that will best suit your needs. There are lots of good Realtors on Trulia or try http://www.seekingagents.com

Hi Diana,

Otisville and Mount Hope are less developed areas of the county and pretty far out. Other areas of Orange County are much more developed, closer to highways and larger shoping areas, and probably most importantly, closer to the city. MANY who live in Orange county commute into Manhattan and the surrounding areas, so being as close as possible is important to them. This creates more demand and higher prices, the closer you get.
