Looking for a 4 bedroom SFH with a 2 car garage

Having a hard time finding a decent home. Moving back to NOVA in June and I am looking for a 4 bedroom SFH with a 2 car garage. Preferably updated. I'm not looking for outdated kitchens or lots of carpet, prefer hardwood. Also allows small pets. Max monthly $3100. desired location: Alexandria, Burke, Lorton, West Springfield. Anywhere close to Belvoir.

As a retired Air Force officer, I understand your issues - I have been there. Please contact me; I can help you - please realize that tenants usually have to give 30-60 days before termination. So, realistically - most homes that you are looking for in the June to August period are not even showing up yet. But with amount you wish to pay in rent; why rent - please consider buying.

Good rentals are very hard to find this time of year and as you have experienced, they are renting very very quickly.

What I have to wonder is why are you looking to rent? Right now home prices are turning around, so you stand to make quite a bit as the market continues to climb. Add to this, historically low interest rates plus if you are with the military, VA will cover your closing cost and in many cases they will let you buy with no money down! If you rent, you will need the deposit, the pet deposit and the first months rent, all upfront. You are looking at about $6,700 in someone elses pocket.

Why pay someone else $3100 per month when you can pay yourself. Plus ff you rent, you will need the deposit, the pet deposit and the first months rent, all upfront. You are looking at about $6,700 in someone elses pocket.

I have been searching on MilitaryByOwnwer and AHRN. In both websites, I already experienced losing out on homes within a day of being posted.
Unfortunately, being military, we started to look for homes right away knowing how fast they begin to disappear on MBO.
We are looking to rent or buy.

We have arrangements to stay at Belvoir temporarily for a 1-2 months so anytime after June will work.
We have two mature, trained and crated dachsunds. Very good credit and rental history.

I am very familiar with the areas you want the problem is you are looking too early.
It would be helpful with more info.
1. Do you want to move in 6/1, 6/30 or somewhere in between?
2. How many pets and what kind? Some places says no cats for example.
3. Is an unfinished basement okay>
4. How is your credit and rental history?

Congrats on your move! The rental market here is moving pretty fast so this may be a bit early to look for a property with a June move-in date. I generally recommend that my clients begin their search 45-60 out. Most leases don't require tenants to give notice until 60 days out so owners don't know what the vacancies are yet.
