There are many options in Manhattan for a one bedroom under 700k with maintenance fees under 1000. A condominium purchase seems to be more fitting with your finances and you certainly have your pick of which neighborhood you'd like to purchase a condo. If you haven't done so yet, visit with any licensed loan officer; be aware that a mortgage pre-approval letter is required in order to determine your price range and for any offers to be taken seriously. Also choose an agent to work with; If interested in co-ops, keep in mind that boards do have their own financial requirements that must be met, including downpayment amounts; each building/board requirement is different....

It is a good price range for a 1BR and I would be glad to show you what is available. Please note that coops require 20% min down payment, so when you or your agent are searching, you would have to set up 80% financing requirement to eliminate those coops that require 25% and more down. Your best bet is to work with a broker who can help you assess your criteria ad locate the right unit. I thinks it's more about deciding which areas to focus on and what exactly you need and want in an apartment than a ramdom search by price and down payment. If your liquid assets are about 150k you may want to focus on purchase prices in the upper $400k-$500k range since many co-ops will require 20-25% down payments (and will expect liquid assets left over after closing). Depending on the type of 1-bedroom you're seeking, it is quite simple to find a nice, large 1-bedroom for under $600,000! However, it will depend on your criteria.
