I encourage you to work with a local bank, where you can go in person and talk to the loan officer. Also, where the underwriter is in the same office and the loan officer has easy and direct access to him (her). Working with a local bank or mortgage company can make your transaction easier and faster. I recommend Georgia Bank and Trust (Melynda Clevenland-706-399-9817) and Augusta Mortgage (Kristine Brown- 706-836-4132). These two ladies are excellent and will give you good advice.

You are not going to find a lender "specializing" in this. It will all depend on the specifications of your individual qualifications and how those then fit within VA guidelines. Like every loan program, VA has very specific rules that each lender must adhere to when approving a borrower for a VA mortgage.

If the short sale was on a VA or an FHA mortgage, then you would have to wait at least 36 months. This is because you are not able to get a governemt backed loan when you have defaulted on another government backed loan within the last 36 months and a claim was paid.
