Looking to buy in Rockwall, Fate, Royse City, Wylie or Rowlett. Priced under 160k. Our credit scores are were they need to be to buy a home, but we have some minor collections that's holding us back. If anyone has any legit listings or information on homes. Please let us know. We need a home ASAP. Thank you

Hi,

Have a home in Rowlett that we are willing to do lease with a purchase option. Nice 3/2/2 with a pool, built in 1985.

We use attorney to draw up the documents, our option fee is reasonable and fair. There are a ton of reasons why you would want to do this as long as structured correctly by real estate attorney. Please call if interested: 817-946-1458 - Angel

Never ever never ever lease to own or anything like that....lease purchase, lease option, etc.

There are a ton of reasons why you don't want to do this, but there are just too many scams out there.

The most typical is there is still a loan in place by some 3rd party and there is no way for you to verify if the payments get made or not, so you can be paying a big deposit, and a year or two of rent payments and then have the house go into foreclosure.

Don't risk your good money. If you are not ready to buy, just do a straight lease....and when you are ready buy the house you want.

You are desperate!
Your Credit or Finances, or both, will not allow you to go the conventional route:
You need the Seller to help you out!

The Seller will know it, and you are going to pay dearly for this service:
There aren't too many altruistic Sellers out there.

The terms that can be written into a Lease/Option can be dangerous to you:
How long is the Option period?
How much money are you putting in to the Option?
What happens if you are not able to execute the Option?
How do you know what your financial situation will be 2-5 years from now?
How much is the rent in the meantime?
Who will be responsible for maintenance and repair in the meantime?
What will be the Market Value of the home in 2-5 years?
What will be the Selling price 2-5 years from now?

This is the Ultimate Caveat Emptor!
