Looking for Condo

Asked by Troy Lee, Saint George, UT Wed Jul 18, 2012

What is the best place near the Casino district Fremont Street . I would love it to be within 1-4 miles and be safe and hopefully hold it's value. A condo is preferred I am ready to buy now, but it needs to be a great deal.
$50,000-$120,000 2 beds 1.5 baths. Thanks for your assistance! -

Hello Troy,

Many great responses below, I hope they are helpful to you...

straight forward: closer to the strip / downtown, in decent area, the prices are higher than what you seek...

Off the strip, you can find some great deals. Know that you're looking at a cash purchase, not financing.

Here's a condo, which is off the strip, but in a good low crime rate area, 10-15 minutes away from the strip:

Based on your criteria and the area you're requesting you will likely have to compromise on location or price to find what you're looking for. There were some deals at Soho Lofts that would be about the cheapest high-rise in that downtown region. Here's a link to a custom search specifically for the Soho Lofts development: http://lvhousingexperts.com/condos/soho-lofts/. The only other high rises in that generally region would be Newport Lofts: http://lvhousingexperts.com/condos/newport-lofts/ and slightly outside of that area would be Allure http://lvhousingexperts.com/condos/allure/. The downtown is slowly starting to transform with the new City Hall, Performing Arts Center, and a number of new restaurants & businesses that have emerged in recent years. They still have a long way to go but the transformation is definitely well on it's way. So for now you're probably looking at one of the few high rises I mentioned above, but in time you will likely have a number of additional options as well that will fit your criteria. However, the flip side to that is the prices will be significantly higher than they are now once the downtown is fully transformed.

I hope this information is helpful for you. Feel free to contact me if you need any further assistance.

You can do a free property search on my website http://www.VegasHomesbyMikeStone.com. It is a tough market right now to get a great deal as most properties are receiving multiple offers. I recommend that you work with a REALTOR and be prepared to write a few offers in order to get a great deal. Let me know if you have any further questions or needs, I would by happy to help you with your search.

About 4 miles from Fremont, I have a great 3 and 4 bedroom condo at 1800-2200 square feet with lot, 2 car garage, and master bedroom patio. If you bump the price to 140K, it also has a private pool, but the community itself has several pools and parks.

Troy, we manage just over 350 properties and have close to 40 that fit the criteria that you're asking about. So I don't send you all 40+ properties, please contact me and we'll narrow it down to only properties that fit your specific criteria. I can then email you pictures and information about each one and make an appointment to show them to you. Feel free to use our web site to do some searching if you like till we can create custom search for you...Thanks, Kim and Matt

If you are seeking the price range of $120k or less, you need to move a little further from the strip. The closer you are to the strip, the more costly, it will be. Please contact me for listings in your price range.

The Newport Lofts, the Juhl and Soho are all down in that area. I just checked the MLS and the only 2/2's available units in those buildings right now are priced in the $300's. I also checked some other buildings nearby and the best price I found is the Allure for a 2/2 for $169,000. One of the older high rises has a 2 bed/2 bath for $119, and the Platinum Hotel has a 2 bed/2 bath for $105. No smoking deals, but those are the choices unless you go to a garden style condo a distance to the Strip. Myra Gouger / Realtor / Realty ONE Group / 702-858-9311 / myra_gouger@yahoo.com /
