Long Grove or Kildeer

I would like to get some feedback on Woodleaf (Sanctuary Club) @ Kildeer and Long Meadow Farms @ Long Grove. Both are under Stevenson HS. Kildeer is incorporated and city sewer/water. Long Grove is unincorporated, city sewer and private well. Price range wise both are pretty close. Kildeer lots are .5-75 acre whereas Long Grove is about 1 acre. HOA about $100 @ Kildeer and $45 @ Long Grove.

Considering Route 53 extension goes by Kemper Lakes what would the impact on Kildeer and Long Grove houses? Which property would be better from investment prospective?

Does anyone has any thoughts on these two subdivisions?

I live in unincorporated lake county, Fremont township woods of ivanhoe and my taxes are way lower than comparable properties in the area on a cost per thousand basis. If you have kids, factor in school preferences and are you golf community people or do you want a country acre, gentleman's estate home. If you want Stevenson HS, realize that parts of 60061 and 60060 attend there too. And price point too. $500-750k or $750-$1M makes a lot of difference.

The proposed Rt 53 extension would affect the north side of the Longmeadow Farms subdiv. Sanctuary Club would not be impacted.

These are two different life style subs. Sanctuary Club is maintain free community with $205/mo as HOA.

Sanctuary club has two separate parts, Orleans home is maintenance free community with $300 HOA now and Woodleaf (ones at the front custom homes) with $100 HOA.

Also, any idea about the tax break for unincorporated Long Grove?
