List prices

I've seen quite a few surprising list prices, for example 1,249,421 or 988,888. Are these kinds of numbers considered lucky by some sellers? If so, do buyers who make offers following the same pattern have more luck getting their offers accepted? Are there certain digits I should avoid because they're unlucky?

They are considered lucky by some. The listing agent is trying to appeal to the Asian buyer. This website can explain it better than I can.

Any price with that many 8's is considered lucky by Chinese. The number 8, when spoken, sounds like the word "lucky" or "good luck". Expect the same when some offers are being made. For Chinese, the most unlucky number is the number 4, because when spoken it sounds like "death" or "die". Some combinations of other numbers are considered lucky or unlucky as well.

Have your agent ask why the wierd listing price... it could be a number of reasons, some of which are listed here.

Many times this is a marketing strategy to get your attention.. Some agents believe that one way to have a home stand out is to list it at a "non-conventional " price..

The real answer is that you can get as scientific/superstitious or psycho analytic as you like,
But when it comes to pricing a home you should be analytic and follow the pricing guidelines of search engine....
ie: a home listed at $199,999 does not show up when people search for homes $200,000 to $250,000.
List the home at $200,000 and you will be found in searches; up to $200k and $200k and up!

The study of price strategies is a strange science. Besides the known strategy of pricing 99 vs.100 some offices use their own code by ending the listings all the same like $650,765. The 765 being the code to other agents in the company that this is an inhouse listing from one of their own offices.

The 8's may appeal to certain Asian and Feng Shui-following buyers; others have their own esoteric reasons. As for your offer, do what makes sense!
