As Sarah explained the tenant is not allowing showings and the home has multiple offers on it with bids being reviewed by the seller on Friday.

This property is also a short sale and as an agent that specializes in short sales I firmly believe the chances of the sellers lender agreeing to accept 100k is non-existent. Simply put, lenders still want near market value price if and when they agree to a short sale.

You can't purchase a waterfront pool home in Cape Coral for 100k unless you get EXTREMELY lucky and find a desperate seller who doesn't know the properties value. That will NOT happen with a short sale as the lender does have an agent not associated with the transaction prepare a BPO (brokers price opinion of value) to determine current market value based on recent sales.

I am happy to set up a showing appointment for you however the tenant is not cooporating with showings at this time. I have attached a link with more pics of the property. The highest and best offer will be due to the seller by Friday so time is of the essence if you want to make an offer.
