KB Home/Rooswood Homes Real prices

I am looking for Townhouse or single family home in KB homes.They are asking 599k for plan 1.What should be the real price and how much i should ask them ? Can i get that home in 540 K ? Rooswood homes asking for 515k.Can i ask them 460k ?

Hi Cisco, Meena is correct a CMA may not contain sales from the Builder. In this case, Title records would be used to ascertain selling price. As far a Realtor representation when purchasing from a Builder, please review this comprehensive double-post I submitted (see link below).

As all the realtors have mentioned, you need a realtor to represent you with any builder. I have represented many clients who have purchased new homes by several different builders. The sales office will give a certain price to a buyer if they go directly to the builder but they will give a better price if the realtor can negotiate further with them.

A CMA is very helpful but the homes that the builder has sold in the last few phases may not be in the Multiple listing and your realtor can do some research to find out how much the builder sold those homes for to determine what you should offer now (since it is a declining market). Your realtor should also be able to negotiate free options and closing cost credit for you. With my last client I was able to get over $70K in price reduction and some free options in a new development in Hayward.

So it is very important for you to have your own representation so that you can get the best price possible, at the best terms and with the best councelling and advice.

I am just returning from writing 2 purchase contract offers for my clients for Townhomes with KB in Fremont, one of them happens to work at CISCO!
All my collegues are right, you should use a Realtor so one can negotiate for you, not just the price, but options too and other things on your behalf. There is so much that goes into negotiating for a home. If you want I can give you the referral of my client to talk to, before you decide to work with me, or another Realtor, if you already have one. Each negotiation is different, so we need to talk!
IMP Question is, have you already been to KB in Fremont /Sunnyvale/San Jose, or elsewhere?? and registered with them? If yes, then you CANNOT register a Realtor now! They want you to register WITH your Realtor the FIRST time you visit any of their projects.This is so with a lot, if not all of the Builders. As if you havent done so, they do not pay us our commission, and you go in un-represented!

Hi Cisco12, a Comparative Market Analysis (CMA) gives you the best representation of market price/activity/trend direction - for the specific property details you search on. This is what you should use to construct any offer.

If desired, please call/email me with your general search criteria (square feet/bed/bath/etc..) and I will personally generate a custom CMA for you. We should look specifically at the targeted segment of properties that match your search criteria for the information to be meaningful. The CMA, much better than any other report, provides the direction and degree at which the subset of homes that you are interested in are moving as far as price.

Hi Cisco, Charo is right the price is always negotiable. You also need a Realtor to help you. Find one you trust and take them with you when you go to make an offer........Good Luck

Prices are always negotiable. You certainly can ask! Do you have a Real Estate Pro. representing you?
It's good idea to have a negotiator and an experienced Realtor to help you with the process who is on your side and thinking of your interest first!
