Just wondering why taxes in Palm Coast are very expensive?

Its a well to do area, plus the current owners may not be homesteaded.

You live in the 'city beautiful'. Paid police, paid firemen. a large city services staff, safe drinking water, sewer services, limited public county transport, two high schools, two middle schools, three lower grade schools, athletic fields, abundant street lighting and one of the cleanest looking cities. This is just the tip of the iceberg so to speak. If you want a city where you have all the services right at your command, you have to pay for it. Nothing is free.

Hi Kelly,

Taxes in all areas are not the same. When Colbert Lane was put in another district tax was added to the area owners that would benefit from having a road to develope the land. Taxes are advalorum or according to value. Properties in Grand Haven have held their value alot better than other parts of Palm Coast. If property values drop in other places and the budget stays the same you will be carrying a larger tax burden. The district tax on this propert was $2019 and $4266 was the regular tax. The taxes did reflect the $50000 Homestead exemption which provides a tierd 25000 plus an additional 25000 exemption off the assessment with the second exemption calculated excluding school board millage. It is a lovely area but it isn't for everyone.

Besides, that home is in Grand Haven, taxes are $4266 plus the CDD fee of $2018 which is added on to your tax bill.

They are not high! You are probably looking at the taxes of properties taht are for sale. Your taxes in Florida are pretty much based ont he sale price. And there is a difference between primary and 2nd homes.

You may be looking at a property that was purchased as a 2nd home at the height of the market, but Palm Coast taxes comparaed to the rest of Florida are fairly good.
