Given the challenges in real estate & mortgages today, you'll want to be paired up with a great real estate agent and a great loan officer - as both will be needed to ensure that your home buying process will be as stress free as possible. Often you meet with a loan officer first, but you can certainly interview real estate agents at the same time. The reason being is most real estate agents want to know that you can qualify for a mortgage before they spend a copious amount of time showing you properties. So typically you get your pre-approval squared away first and then go out hitting the streets with your agent visiting the homes.

Mr. Williams,

There are a number of home buying classes and other resources available to help you learn about buying your first Metro Atlanta home. These classes will answer several questions for you with regard to the selection of a real estate agent, preparing for a mortgage application, closing and more. Please let me know if you would like information on the various home buying classes available here in Metro Atlanta.

From my experience, avoid using anyone who answers using the word "I" and especially if they use it more than once. Lots here act like it's a pick me session instead of offering advice.

Mr. Williams,

Now is a great time to buy if you have good credit and can qualify for a mortgage. I work with first time buyers as well as more "experienced" owners of property, both residential and commercial and I would be pleased to speak with you and guide you through the process. I have been in the real estate industry for 15 years and have been in Atlanta for 11 of those 15. I work with buyers, sellers, investors, landlords and tenants and in addition to my sales/brokerage experience have been involved with real estate development, so I have an excellent understanding of several aspects of the business. I have completed several purchase transactions for first time buyers within the last 12 months and pride myself on being a good communicator who is accessible, coach and advocate for my clients. I would be pleased to speak with you about the opportunity to work with you. Please feel free to contact me at your convenience.

In my experience, first time buyers need more guidance on the financing aspect. Unless you're paying with cash, it's a good idea to get pre-approved prior to beginning the search for your new home. Plus, I have a lot of great Realtors I can recommend! Feel free to call or email me at your convenience.

Good luck!

Mr. V.

Any agent worth their salt would love to work with you. Most agents get a great joy out of working with first time buyers. Find an agent who has transaction experience, meaning, who has closed real estate recently. Ask for previous buyer references and call them. Ask a lot of questions. It's a job, interview them. We earn the privilege to have you as a client, it's not a right. An agent who has your best interest in mind and first and foremost, get pre-qualified through a reputable lender so you know how much house you can afford and make sure your agent only shows you that price range. Stick within your budget. Many of us who are with reputable brokers have a myriad of first time home buyer resources we can send you to educate you on the process of home buying.

Good luck and happy home buying.

I would be more than happy to help you but has to be when I get back from vacation. I am a preferred Realtor with the HUD 1st time home buyer program co-sponsored by the City of San Antonio. I have slides & handouts. Let's plan on having a web conference after July 7. Does that work for you?

Secondly, I have a national network of Realtors whom I know professionally so I am happy to refer one to you when you are ready. I can explain to you how I have come to know them.
