Yes there are legitimate no money down options for first time home buyers. The key to researching them is the loan officer and lender you choose. Most loan officers and lenders dont offer the loans so gather up information before you choose your lender. There are a number of articles clairifying the loans and programs at Your-Road-Home.com. Also the article Consultation Interviewing Loan Officers, will serve you well. And be sure you read article #9 about the MCC Tax Credit. The best tax credit ever. The lender you choose must be familiar with MCC and file before your loan closes. Gather up all of the objective information you can find than you will have the right questions when you interview loan officers and you will know the correct answers.
Trulia is also a good source for information and when your ready you will find loan officers and real estate agents from your area offering their services on Trulia. A good source.
Best of Luck, Stephen

While there are, I would just also say, be cautious and buy what you can afford so you don't end up in a heap of heartache.

Good luck and best,

Call me about the NJHMFA programs, which can provide a forgivable grant for downpayment assistance. Google NJHMFA for more info. We participate in the program. I'll answer your questions.

FHA programs usually involve a minimum of 3.5% down and there are other programs which may have lower downpayments. As I am a local area real estate agent with alot of experience, please contact me at any time to discuss this further and perhaps help you with more information. Please contact me at ay time: (201)467-5738.

I can't help but add, while possible, do be careful. So many homeowners are in a heap of trouble from putting little to no money down and finding depreciating values putting them in a negative position.

Good luck to you,

The best program still out there for 100% financing is the USDA Financing Program. The areas must be considered a USDA area(rural) to qualify. This site will help you get additional information:

Hope that helps.
