Is there a pool of short sales in the Middletown NJ area? What's the average length of time with that process?

There are short sales every where but appraisals have factored distressed sales into every neighborhood. If appraisals did not include distressed properties that are public knowledge than real estate prices would be higher. Short sales if not approved can take a long time. Every home is a case by case situation between the homeowner and the lender. The key is to find bank owned properties but frankly they are usually offered at current market prices. Going back to the first sentence current pricing has and still is affected by distressed sales.

As to how long a short sale will take, much will depend on the number of liens involved, who is negotiating the sale on behalf of the owner; is/was all necessary paperwork submitted in a timely fashion; the lender, some are quicker than others, etc.; consider working with an agent of your own, he/she will best guide you.
