Is there a limit to the amount of brokerage fees for manufactured homes?

Is there a legal limit to the amount of brokerage fees for manufactured homes?
The one I am dealing with seems to be tied in with the park and the escrow company. The fees are outrageous. It is in Roseville, CA.

The general rule is all commissions are negotiable. If agent A wants 10% and agent B wants 5% find out what each offers, what their track record is and establish that they are competent agents. I've seen agents/brokers charge a higher commission on less expensive properties. This can be due to the comparable amount of work and liability for a relatively smaller paycheck.
In the end, it's up to you to find the agent who does the best job for a reasonable fee.

The issue in question is a brokerage company in Northern California who is charging a 20% commission on a $35,000 manufactured home in a 55+ community. Seems totally excessive, don't you think?

You're asking the question for Bremerton, Washington, not California. It would be better to ask in the California section of Trulia.

Every state has different regulations, but if you are suspicious, just check with some other brokerages.

Are you buying the property through a local Buyer's Agent? If so, they should be able to help you understand the brokerage fees...
