The Atlanta market has always been tilted towards buyers (with a few exceptions). To use hot and cold analogies though, the Atlanta market seems to be simmering. I think it will fill very hot in the next 12 to 24 months. Right now, each month is different.

The whole country has suffered as we are sure you have heard however the Atlanta market has probably not been hit quite as hard as some parts of the country. With that said, now is a great time to purchase a home however maybe not the best to sell. Homes still are selling however buyers do have somewhat of an advantage. The homes that are selling are the very clean, updated homes that show very well and the ones that are priced right. With obtaining a deal on the purchase of a home most should more than offset the hit they will take when selling their home.

Condo, loft and townhome buys look really good right now, particularly if you understand the value of a long term hold - 7+ years or more is a long term hold.

Be conservative. In this market, the lifestyle choice of owning in a well run community of condos, lofts or townhomes makes a lot more sense than renting.

Be conservative - buying a single family home makes a lot more real estate investing sense.

Be conservative - if you are a single person, then buying a multi-family property and holding a long term rentable asset makes a lot of sense too - if you can live in one unit and rent the other units and offset your debt commitments with cash flow then that is what's hot.

Renting is cold. It's a buyer's market - get your real estate on!

As with most of the nation, Metro Atlanta is in a buyers market. With that said, Atlanta has not suffered as much as many areas in the country. Now is a great time to purchase a home! Be sure you do not overpay!
Some areas here have not been hit as hard as others however you CAN get a great deal on a CONDO and/or Townhome now. Even when the market was a sellers market, one could get a very good deal here on a condo/townhome resale.

The Atlanta market is unique, we do have deals; not only on Condos, Townhomes and Lofts but single family homes as well. With that said we still have pockets appreciating at a rapid pace, i.e. pockets of Chamblee and Smyrna. This is a fantastic time to buy, take advantage!

Plenty of condos in the Buckhead area! Find an agent that specializes in that area! You can go to http://www.gamls.com and search the county - Fulton County or the City.

As with any market, there are upward swings and downward spirals. Every year at this time we see some increased interest in home buying mainly do to the school year coming to a close. Most families look to make their move around their children's school schedule and the Spring seems to draw a lot of activity.

As for a hot or cold market, that is a tough question. It really depends on the position you are in. If you are a buyer, I would definitely consider this a hot market. I have seen sellers in this market more open to a wide range of offers and seem to be willing work work together to get the deal done. If you are a seller, with the appropriate preparation and most of all proper pricing, it can be a hot market. Homes in desirable areas and homes priced right sell in all market conditions. As others have mentioned, condos and townhomes traditionally take longer to sell.

It's a buyer's market right now. You can get an excellent deal on a condo or single family home right now.

I would be happy to send you a list of condo's in the atlanta area. The Condo market has been flooded here long before the single family home market. You can find some great deals! If you plan to make this a short term stay then I would consider a single family home instead of a condo. Your resale time will be much shorter on a single family if you have to sell.

You can get an amazing deal right now on condos in Midtown or Buckhead but you should consider the resale potential if you're not sure you'll be holding onto the property for at least 5 years.

I am looking in at renting an apratment there but if the market is down I would consider buying a condo. It would be in Buckhead.
