Is the Edmond OK market saturated right now? Our house has been on the market since March and we are thinking of renting the house.

Usually the home is priced a little too high if it has not sold, however, there are other factors that can contribute. Is your home updated? What do the neighboring homes look like? Have you removed the clutter from your home? IS it clean and ready for all requested showings? Anything out of the ordinary about the home? Have you tried offering a selling Realtor bonus, home warranty, taken fresh pics?

Price and Presentation. If your realtor has the home priced right, and it hasn't sold, you should look into having your home professionally staged, you have a greater chance of selling your home quicker and for a better price. In fact hiring a professional Stager actually pays for itself.

A stager comes in evaluates your home looking at color, textures, proportion and scale of furniture, decorations, clutter etc. that if rearranged or moved from the home would help appeal to more buyers.

Most sellers tend to take it personally when told what "NEEDS" to be done. You can't do that. When you put your home on the market, it's not your home anymore. It's a business transaction. And, you want it to appeal to the majority. They need to see the house. And most times I've been in homes that were having problems selling, or had to keep lowering their price, had so much furniture, personal pictures, decorations etc. that it actually made the home look smaller and made it difficult for a potential buyer to see past 'all the stuff."

We plan to complete our selling agreement. If it is not sold by then we will put it up for sale.

Linda, There may be a number of homes on the market. But, many of the homes are not staying on the market for long. You may want to check with your Realtor on pricing, neighborhood comparable sales, and how your Realtor is marketing your property. I recently closed a sale in Edmond that was only on the market for 4 days. It was all about right pricing. Depending on the area of Edmond, you might do very well to rent, if you can accept the longer term appreciation rather than the shorter term gain.

We're looking but are picky and also sensitive to what seem to be inflated prices relative to historical prices.
