Is it standard to get a fridge with a condo? Are appliances like a fridge and stove required by law?

True, but you normally get them as big items are hard to move, and when they are moved, that's the time the condo get damaged, maybe a hole in the wall, or floor scratched ...etc. So, be sure to get them unless you really want to buy your own, say, the existing ones are very old.

But, in that situation, make sure to have final walk thru before closing to make sure there is no moving damage ...

No, it is not required by law, and it is negotiated between buyer and seller. If you want it, ask for it. If it is not on the contract, then it is not included.

No it is not required by law. In new construction they will generally give you a stove, microwave, and dishwasher as standard features but not a refrigerator. Of course in resale it is up to the seller. As long as you are not taking items that are considered real property ( a cooktop attached to the countertop or builtin units) when the unit was shown. Most appliances if they are not attached to the home or builtin with the intent of making them permanent then they are considered personal property and do not convey unless stated in the contract.

It is typically standard (in the state of Florida) to leave appliances in the property for sale. It is not required by law, but more "common practice." In some instances, sellers remove some or all of the appliances for various reasons. When buyers are looking at properties, they should be made aware if the appliances in the property will not be included in the sale. Of course, the market being the way it is, everything is negotiable!

A seler should always leave the appliances that are presently in the property. Although it is not required by law, taking the apppliances out can be complicated and in addition when the buyers are told the appliances are not included, they will lower their offer, most likely more than it would cost you to just buy new appliances. Buyers should always be sure to inquire about what appliances are uncluded in the sale prior to signing a contract of sale.
