Is it more cost effective to buy cheap land and run utilities to site OR buy land with utilities ran to site?

Andy, do you have a specific area in mind? There aren't many places in the Chicagoland area where you can find cheap land. And if it is that cheap, perhaps it is because there is a problem with it that would need to be corrected in order for it to be a buildable lot. To answer your specific question my guess would be that the closer the utilities are to the site the less expensive it would be to run.
