There are buyers who do not want a basement. They may come from an area that doesn't have basements, so it is not important to them.

It really depends on the buyer. Some will mind and others will be ok with it if there are other options for storage. The one negative I find with no basement is the utilities are usally right next to the kitchen. Look for a way to turn it into a positive when marketing the home. When describing the home focus on all the good.

In Illinois, having a basement is a selling point. In Florida, not so much. Pricing it right is important, but many buyers won't even look at it if it doesn't have a basement.

Having a basement is an elimination criteria for many buyers. That said, it does come down to price and secondly condition. If its a four bedroom home, price it like it is a 3BR home is a rule of thumb. get the traffic. The kitchen and baths are really important especially in a house that lacks a basement or is located/backs to a busy street. Call me if you care to discuss.

It is not difficult to sell a home without a basement as long as it is priced right for your local market. Some buyers that want a basement, may not want your home, but they may look at it if it's in their price range. If it shows well and is priced right it should sell.

A basement is only one facet of the features of a property. you may find someone who doesn't overly value a basement, and then it won't be a problem.

The simple answer to your question is that anything will sell if priced right. A basement adds value. Some buyers will not look at a home without a basement. When you price your home for sale you should try to look only at comparable sales without basements rather than trying to guess how much value to deduct for not having one. Good Luck.
