Hi. I am familiar with the builder and the neighborhood in general, but haven't dealt directly with the builder on this particular neighborhood yet. It looks like they've had sales in the lower $200's, which is technically all they need to be able to advertise their prices at that range. Currently all their listings start at the $300k mark and go up, but looking at the history it looks like they would probably be quite negotiable.
