I would say that Willow Glen is underrated and still one of the few areas where it's almost cheaper to buy than rent and still a stone throws away from much more expensive areas.
so it's a good investment.

Hi Lakisha:

You have asked Multiple Questions.
Willow Glen is a wonderful neighborhood.

You would want to buy as close to down town as possible.

Any home within 3/4 mile of Nevada Ave. would generate a great ROI
down the road.

Good luck

Hello Lakisha~

Thank you for your posts. I am very familiar with Willow Glen as many realtors in this area are. I lived in Willow Glen for many years and have sold home in this area. Some buyers prefer the Booksin Elementary boundaries, which will hold the highest API scores Booksin is at 918 and was very important to my buyers for this area. But Willow Glen will have many very good schools including the Campbell Union Elem School District. You are welcomed to email me with your criteria so we can narrow your search, we will find what you are looking for.

Best Regards~

I agree with the other Realtors, most of Willow Glen is very nice, but what you want to watch out for is the areas right near 280 and 87 they are not so nice ( so if you see a home in Willow Glen that is very cheap that is the reason usually) other than that it is a very nice area with a nice downtown area.

Willow Glen is one of most sought-after west area of San Jose. Whether investing or making it your next home, it's a great place. Good walk-score for its downtown near Lincoln Av/Willow St, you can easily find good bars, restaurants, beauty salons, and other amenities. Schools are around 800-860 API. And it has easy access to highways 101, 280, or 880/17.

You may easily do "Advanced Search" for properties in Willow Glen (use zip: 95125) on our website: and be sure to choose "Willow Glen" in the "Area Option Box".

Feel free to contact me if I could be any help!

Hi Lakisha,

Willow Glen is a very popular area for homeowners and for investors. It is considered a very good area to live and has plenty of shopping in the area. Downtown Willow Glen is thriving and has many good restaurants, etc. You should go there and check it out. If you decide to buy in Willow Glen and once you narrow down and find properties you are interested in, then you can find out about the schools in that area. We have lived in Willow Glen for 37 years and we really do like it here and I always recommend the area to friends and clients. Once you find the Realtor you want to work with they can go into more detail about the Willow Glen area and neighborhoods.
