Is "MLS" same as Trulia? How come some info is not right when I ask my agent?

Hello,
No Trulia and other online home search tools are not the same as MLS that professional licensed agents use. A lot of the information that you will find on these public search tools are not as up to date as the MLS and are missing many listings but the biggest difference would be the status of many of the properties. The MLS is the most current and accurate information when it comes to status of properties and what is available.

Trulia is not MLS. In fact I would say at lease 20% of the stuff on trulia is not accurate.

Trulia is a great place to start a home search. But only your agent has access to the MLS. The best thing to do is what you have already been doing. Find homes that you like on Trulia and then ask your agent to verify the information.

As others stated, no it is not the same. Your agent should have a website that allows you to conduct searches.

No, it isn't. While Trulia has a lot of good information it is NOT the best place to search for property. Not only are a lot of properties listed on the MLS missing here, but many areas have an ever growing off market inventory that only top agents and brokers have access to. If you want to see everything that's on the market and have access to those off-market and upcoming listings that other agents can't provide, interview several local agents/brokers and find your best option.

No, the mls is DIFFERENT than Trulia. Only licensed Realtors have direct access to the mls. The information is shared with many other websites - the best of which will be Realtor.com and agent websites within your city.

Trulia is a real estate website that offers all kind of information, including property information. Trulia dos get mls listings on it...however, it is not always up to date. It has a lot of listings which are no longer available on it.
