Hire an appraiser that is familar and active in Boca Grande.

Appraisers are not there to list or sell your property, nor connected to the estimate of value they give you. Appraisers charge a flat fee for the assignment, based on the amount of time to complete the assignment, not on a commision based on the sales price. In other words, their wallets are not connected to a DEAL. The appraiser's estimate of value is an unbias, third party opinion based on current and past sales comparable to the subject, and adjusted for contributable differences.

Hi Sandy,
You have to remember that Boca Grande is a very exclusive community, and the economy has little or no impact on home prices there. With that being said...there is always room for negotiation!
