Hi Trulia Voices/Experts,

Does anyone knows investor/owner of the 4 unit buildings who is selling the property and willing to finance the deal?

As Scott points out...seller financing is not as common now as it has been in the past few years, when it was a buyer's market. Now that the tables have turned, and the seller's are in the driver's seat, it's not so easy to find. But it is out there. The key is incentive, which means seller's will need to be LURED into it. A big down payment is often an incentive, but the buyers typically looking for seller financing are usually not the ones that have a bunch of cash to make the big down payment. Kind of a "catch-22". The amount of buildings offering owner financing has been reduced greatly as there is a shortage of listings and a steady flow of buyers. You find more seller mortgages when buildings are not selling as they do not have to offer these incentives as buildings are selling quickly anyway. There is private financing out there though, the interest rates are higher and it is meant for a short term. Most often for you to fix and sell or fix and refinance. You will need a down payment and closing costs though, there are no "no money" down investment loans. Please contact me direct at sctprop@aol.com if you would like some more information.
