In the Davie/Cooper City area would you consider this a buyer's or a seller's market?

Currently, we are still within a seller's marketplace.
Inventory of active / available properties is still low, and seller's are more commonly countering offers, than accepting them first off.
For buyer's this means striking while the iron is hot! If a buyer finds a property that they like, the best advice; "make that offer!" If a buyer hesitates, or wishes to 'sleep on it,' in most cases, that property will be under contract with someone else, once they come back to do so.
Disappointment is never fun!
When making offers in today's market, the best advice for buyer's, is to lead with your highest and best, first. Get that seller's attention!
If you are a seller, it means properly pricing your property in today's marketplace, so that you are assured of an outcome that is satisfactory to you.
In either scenario, this is where the expertise of a professional Realtor comes into play.
Both situations require a well researched Comparative Market Analysis (CMA) report.
Whether geared towards the seller or the buyer, the CMA is an important first step in helping to determine market value in any given neighborhood.

Based on the shortage of inventory, we are presently experiencing a "Seller's Market".

In Davie and Cooper City it is a Sellers Market for the summer of 2013. We have limited inventory and the demand from Buyers is strong. Some homes are listed in the morning and by the end of the day it is under contract. My buyers receive daily updates so they see the latest listings. If you need help, please call or email me. When inventory is low, and there are more buyers than available property, that is considered a Seller's Market. So, yes, we are definately in a Seller's Market!

Cooper City is what would be considered a seller's market, as is most of South Florida. However, it is still a wonderful time for buyers as prices are still nowhere close to where they were and interest rates are still at all time lows.
