If you are a first time home buyer and find yourself short on cash, you might want to consider getting down payment assistance. Most programs offer between $15,000 - $30,000. You must use both a certified agent and lender. I am certified for home buyer assistance programs.

689 is a decent score. As long as your debt to income ratio is acceptable, you should be able to purchase. Sometimes people have a difficult time saving for the down payment. If you would like to know more about down payment assistance programs and grants (no payback) that could allow you to buy a home now, please let me know.

More information would be needed. For example, were you in school prior to working? When you say "work history" does that mean your current job or all employment.

Sometimes people think you have to be on your same job for two years to qualify, but that is not the case.
