We lend FHA all the way down to a 580 score. So depending on the rest of the scenario, you may be able to get something done. Feel free to give me a call.

There are certainly many properties to choose from where your monthly mortgage payments will be lower than rent. A mortgage broker can look at your credit scores in detail. I work with a few who are trustworthy and knowledgeable and am happy to recommend them to you.

You best bet is to contact a good lender in the area. They will know the in's and out's and should be able to give you solid answers.

You should speak to a lender. I have several I work with who specialize in credit repair. What that means is that they take a look at your credit and find ways to bring up your credit scores. It may be as simple as getting errors in your credit history removed or paying down a few debts. It could take a few days to bring your score up or a month or so, it just depends on your credit history. One lender to cal would be Tony Rovella at Top Flight Funding 708-203-4379. You could be out shopping for your new home in no time.

Good Luck,

I would say that you cant get a loan without employment.
