paid more attention to location and lot size than the house itself

Definitely, it's to find a better buyer's agent. When I couldn't, I became a broker myself. By the looks of the very basic transaction and market based questions on Trulia from clients with agents, the need is still clearly out there.

Having lived in the bay area for many years, I've bought and sold several homes for myself. There isn't one I regret purchasing or the details of the purchase. I love real estate. There are times I've sold my own home but with hindsight, wished I had kept a little longer. Realistically though the money from the sale was put to good use and it isn't completely straight forward / honest to say I shouldn't have sold when I did.

When you see your home value rise form say $600,000 in 1998 to $1,800,000 in 2012 it is pretty easy to be content. http://julianalee.com/palo-alto/palo-alto-statistics.htm

I've sold a few homes (and fortunately only a few) which were sold because the owners lost too much money in the stock market. Did I mention I love real estate?

I would totally buy my house all over again and in the same way. It is an answered prayer that is perfect for my family. I probably wouldn't have refinanced it though...

If you could roll the calendar back to 2004-2006 we would likely find many buyers that would elect to think better of banking lending practices and substitute good logic and common sense for their loan needs.

It took us three homes but 25 years ago were able to purchase the home we always wanted and have not regretted it for 1 day ever since. In you are looking for a private residence don't sell your dreams short. I can't imagine how I'd feel if I was telling myself "if I only would have....."
