If a property is listed for sale as an apartment not a condo or coop, what exactly does that mean?

A coop, condo condop and rental units are all apartments. It really depends where you saw it listed. Not all media and websites are equal. Many are national websites that primarily serve suburban homes and don't have categories such as a coop. Many national real estate websites don't include important maintenance or common charges associated with all Manhattan coops and condos.

When searching for listings in Manhattan it is best to search on a local real estate site such as http://streeteasy.com or a major local broker site such as http://corcoran.com

The local sites are updated often and have more accurate listing data and contact information than national sites. All real estate is LOCAL.

... Or it means the agent wants you to call him or her to get the answer to your question. You can certainly do that, or hire your own buyers agent to make that call for you and represent your best interests.

It could still mean that it is either a condo or co-op; for specifics consider working with an agent of your own who can provide any necessary information...

Hi, It could just be a category issue, may not have been specified as a condo or coop. it could also mean that it isn't governed by a condo or coop board.

The link to the listing would be helpful indeed. A condo and a coop are "an apartment".

On what website was it?

Shevaun,

It could mean several different things. Your best bet is to call a REaltor who can get more detailed information for you.

Dear Shevaun Selvin --

It could also be a floor in a townhouse (a townhouse can have almost any
kind or type of real property ownership structure allowed in the state),
