If a listing is a TIC, are they conveying 100% of the R.E for sale? Are they selling the portion of one or more parties?

Asked by Rosemarie Willis, Redington Beach, FL Thu Feb 16, 2012

Should a listing state if only a portion is being sold?

Please contact an attorney for the exact answer in the state you reside or have ownership conveyance questions. My take is, and I am not a lawyer, in Georgia the TIC listing conveys 100% ownership of that part of the tenancy only. It could be a 100% "portion" or the entire property. Good Luck!

Being a TIC and you say they are selling 100% it appears as though both parties are selling all their collective interests. Much like if you and your brother or sister bought an investment piece together as TIC and then you both decided to sell the property.
