Do NOT quitclaim your house until to you talk with a qualified accountant and/or attorney.

You may have to pay "gift" taxes if the house is worth more than $11,000:

Call your county assessor and go over your question with them. Also ask them what verbiage to use on the QCD to ensure the waiver of taxes.
