My son attends Pacific NW College of Art which is also in The Pearl. He has found the following criteria important when selecting an apartment and would also apply when buying a home. It's crucial to be near the school- saves on commuting time and gas. He eventually found a place that is an easy bike ride or walk as parking is very expensive and the meter maids diligent!! Think hard about a single family home, it will require more upkeep than a condo or townhouse (i.e. yardwork, gutter cleaning, exterior paint). Also take into consideration the amount of natural light the property receives, I don't know what medium you work in, but good natural light is important especially during grey Portland winters.

Yes, there is a new rejuvination project in N portland with new construction homes. You can even find newer construction homes on small lots all over portland. I have a great system set up for clients to track homes and target areas by travel time. It has neighborhood demographics and more. Let me know if you want to be set up on that.

Hello! Since you probably will not be traveling at peak hours, I would also recommend Vancouver - there is quite a scene starting in the downtown including a new-ish martini bar, restaurants, movie theatres etc. Your dollar will definitely stretch further there! Please let me know if I can help you in any other way.

There are quite a few townhomes and condos in your price range. Many near the light rail that will take you right downtown.

Lofts & some 1-bedroom units under 800 sq. ft. close-in (City Center). Some single family homes in N, NE, and SE but most will be fixers. Townhomes are abundant in your price range throughout the Portland metro area (N, SW, NE, and especially SE).
