Home inspections are paid for and owned by the purchaser of a property. Unless you know the owners personally, this information is not obtainable and is not public knowledge.

As a buyer yourself, you should arrange for and purchase an inspection on your target property.

Previous home inspection reports belong to buyer of property. If it bank owned you wont be able to obtain any documents. If you can PERHAPS RETURN PAST HISTORY of home contact buyers agent may have copy based on authorization of buyer release.

As you probably know, the list price of the house at 55 Sias Road in Shrewsbury is $149,000. Since the listing agent has disclosed that the house is being sold as a "short sale", meaning the seller owes the lender more than he/she can sell it for, the lender will need to approve all offers.

When a property is being sold as a "short sale", it is usually being sold "as is", which means that the seller is not in a position to make any repairs. The listing for 55 Sias Road in Shrewsbury does disclose that the house is being sold "as is".

In your question, you are asking if someone could obtain previous home inspection reports. The current owner purchased the home in February of 2005 (four years ago). Even if that homeowner has and is willing to provide you with a copy of the inspection report from that time, it would not be of any help to you.

The best advice I can give you, if you are interested in purchasing this home, is to make an offer contingent upon a satisfactory home inspection. Hire a licensed home inspector for a few hundred dollars. That home inspector will take you through the home and point out the good and the bad, and will essentially educate you about your prospective investment.

A home inspection is a relatively inexpensive expense when compared to the whole house! Good luck!

The person who had the home inspection done is the rightful owner of that inspection. Only they can release that information to you as they paid for it and it is theirs. I agree with Ken to the effect that it depends on when it may have been done and anything over 6 months may not be indicative of the property as it stands now. Another piece of the puzzle is that who did the inspection. Inspections are like many things in life...some great, some average some poor...as it depends on how thorough an inspector was on a property. You may never know by just looking at an inspection.

If you are looking for some real specific information, contact that seller or in the case you have a realtor, have that realtor contact the other realtor for the property to see the disclosure statement.

As the property is a short sale, you may at least get the disclosure statement. But since the last sale of the property was in 2005, a home inspection from almost 4 years ago is truly outdated.

If you dont have a realtor, I would certainly advise you to get one to guide you through the short sale process.

Hi Amanda- I don't think you'll have much luck with that. For liability sake and also because even if someone did give you one from 3-4 years ago, it is not really "accurate" as of today. A lot can happen in a few years- or a few months. What are your concerns with the property? I assume you have already walked through it? Did you read the seller's property disclosure forms?
