I was interested in the usda loan in horizon city, but an agent informed us this program is ending in march, is this true?

Asked by Az, Horizon City, TX Mon Nov 12, 2012

If so, until when can we apply? We need to pay off some debt first before we apply.

John Burke is correct. The USDA program isn't ending in March, but after March 27, 2013, certain areas will no longer be eligible for this loan. Horizon City is in that area currently, according to the information we've been given. Even though the city itself will probably be out, areas adjacent to it should still be eligible. I suggest you talk with a licensed mortgage loan officer in your area to see if you qualify for your desired price range how.

Good luck!

Hi Az,

It's not that the program will end in March, it's that the 2010 census will change some of the areas that are eligible due to population increases.

Check out my blog, here on Trulia about it:

http://www.trulia.com/blog/john_burke/2012/10/texas_usda_are…

The change is set to happen March 27, 2013 which means you would need to have a final approval from USDA by March 26th, 2013 just to be safe. You'll need to plan on giving a lender 30 days to fully approve your loan and another 30 days +/- for USDA's final approval so you'll want to be under contract sometime in January to give yourself enough time.

Here is the USDA site where you can check if the home you are interested in qualifies and your eligibility for the loan.

http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do

Local lenders in El Paso should be able to tell you if they are still closing USDA loans, Call me for a listed of mortgage lenders in El Paso and Horizon City.

I had a buyer that wanted to buy a home in Arizona, but he had a Chapter 7 bankruptcy 7 months ago. I introduced a loan program at http://www.cfsflex.com, they allow a mortgage after a foreclosure, short sale, or bankruptcy. There is only a six month waiting period. This is perfect for individuals looking to become homeowners again.

Hi Az,

Yes it does. It means nothing will change regarding area eligibility until September.

Hi Az,

Great news. The fiscal cliff deal included a 1 year extension to the 2008 Farm Bill which means all of the areas that were eligible before the expiration of that bill in September will be eligible until September of this year.

AZ --

USDA Loan program will end March 1, 2013. Hopefully, it will get renewed in the Horizon area. Nonetheless, there are also local & state level bond programs available.

First & foremost should be the Pre-approval Process. Let's give you Peace of Mind as to where you stand on pre-qualifying for a home. This is the first and most important step in the Home-buying process.

Contact me at your earliest convenience before you start paying any debt off.

I look forward hearing from you,

Good Evening,

I've been working with USDA loans for many years and this is the first that I've heard about the program ending. I would recommend that you check with your lender and also check the included link below for any information of programs ending in your area.
