I was asked by a potnetnial buyers agent to sign a Madisclosure form. This made me very uncomfortable because

I hadn't decided on her yet and told her I was still interviewing potnetial buyers agents. Was this inapporpriate of the agent?

To be very frank with you, if she understood that you where not ready to work with her and you made it clear to her that you were in the process of interviewing other agents she was not listening to what you were saying. It is appropriate to ask a buyer to sign an agreement, however, it has to be the right fit for both parties. What matters most is that you find the right agent for you. Does the agent have a real passion for working with buyers? What are his or her Realty skill sets? Do you feel that you are more then a paycheck to them? Will they be around after the sale goes through? Do they know neighborhood and area? No matter who you decide to go with make sure they put their focus on your complete satisfaction.

These are some good questions for you to ask prospective agents.

1) Ask if the agent has another job. Home searches take a lot of time, and you want someone who works full time and has a flexible schedule.
2) Ask if they work as a facilitator. It is best to have the agent represent ONLY you, and not the seller at the same time.
3) Find out how often they will send you home searches.
4) Ask how they will communicate with you i.e. texting, email, phone calls
5) Ask how long they have lived in the city you are looking in. An agent who has lived there for a year may not know the details of areas like someone who has lived there for 10 years.
6) Ask how many transactions they do per year. Negotiation takes practice so you want someone who does a lot. Typically the more the better.
7) Ask how many "active" buyers they work with at once. If someone has a lot, they may not have time for you.
8) Ask them if they have an assistant and who you can speak with if they are not available when you call.
9) Working with a Team agent puts more people on your side. Also, you tend to get more support before, during and after you close on the home. Find out about that.
10) Ask for referrals and call them.
11) Select a house you have seen and ask the agent to bring you a report of the house, area and neighborhood that they would normally give to a buyer. That way you can see what kind of information they will give you when helping you to think through the purchase. You will want to see a pricing breakdown, zoning maps, plat maps, etc.
12) Go with someone you get a good feel about. The fact is buying a home is stressful. You need someone that your instinct tells you is genuine, honest, and is professional. You also have to remember that just because your friends liked the agent, they may not be a good fit for you. Pick someone good for YOU.

Tracey: Can you clarify what a "madisclosure" is? Are you referring to a buyer's representation agreement? I think we can answer more effectively if we can get that clarity.

If the agent believed that you were asking her to represent you, it was not inappropriate for her to ask you to sign an agreement to that effect. At the same time, it's perfectly appropriate for you to let her know that you're interviewing other agents, too, and that you'll get back in touch with her shortly to let her know your decision.
