Danielle, Home Buyer in 93449

I want to buy a lot, but I have one question: how long can remain my property without having a house on it? Is there a tax to pay? Thank you

Hello Danielle,

As a general rule, unless it is a special PUD (Planned Unit Development), there are usually no time restrictions. Property taxes and any HOA (Homeowners Association Fees) must be maintained.

I know quite few lots around Beverly Hills and Hollywood Hills that you would probably have interest in.

Give me a call, and I would be happy to show you :)

Hi Sam, Thank you for the good information, I am seeking lot to Pacific Palisades (50000/90000$) but do not know when I could do build, I have a house in France that I sell and the money from this sale will be used for my future construction. Thanks;)

Unless there is some kind of special development district, a lot can remain undeveloped as long as you like. You will have to pay taxes on the lot every year.

Generally there is no time frame before you need to build, you always have to pay the property taxes but other than that you should be ok.

Have a great day,

Good morning Danielle,
There shouldn't be an issue with building on your lot..I would need more info. You will be required to pay taxes every year.

You can have your lot empty as long as you want, but you must pay property taxes either way empty or built. Just comply with local government rules & regulations as to safety and hazard.

Good luck.

You have to pay property taxes each year for as long as you own the lot the way you would any other property. You will also be required by the city to keep the lot free of flammable brush to comply with fire safety regulations. I would check with the city of Beverly Hills to see if there is a time frame for which you must build on the lot. You will also have to apply for permits to build as well.
I would be happy to talk to you further at 818-730-8635, email rholcwl@pacbell.net.

Should be no timeline to build, consult with your Attorney on issues of use. Yes, you will have to pay taxes.

P.S. You asked two questions....
