I want to buy a house in GA, but live in NY. I was told, I'd have to have a job offer in GA or buy as an investment. Is there any way around it?

A couple points. Are you looking for a second home here in GA or an investment property? For a second home or investment property you would not need to work in GA. If this is going to be a primary residence then yes you definitely need a job. Out of curiosity what areas are you looking to buy in?

You can buy a second home in GA, if you have a legitimate reason for being here that is either job related or the home is located in an area that could be considered a vacation home. Somewhere on the lake or coast. You cannot buy a primary residence for your children to live in while they go to school for instance. A primary residence in GA requires a job in Ga and relocation to the area.
