to the sales reps, they DO NOT work with realtors. Is that legal for Ryan homes to not work with outside agents and is there anyway it could be possible to negotiage?

As a first time buyer, I avidly want to use my family's realtor.

Joanna, Unfortunately RYAN has had a long standing policy of not compensating Realtors, one of the few builders in Maryland. As others have said here - that does not preclude you from having representation and Ryan recognizing your buyers agent and working through him or her, it just means you'll have to pay your Realtor. In this market - I must say I find it remarkable that Ryan would continue to be that arrogant, pretty much all other builders are compensating Realtors who bring them buyers and are thrilled to do so. You are wise to be concerned about not being represented - because the sales reps at Ryan are working in the BuIlders best interest not yours! Hope that helps. Good Luck - Richard in Baltimore

Ryan will work with Realtors, but they will NOT pay the commission. So if you want representation, you can pay for an agent yourself. This has been Ryan's stance for years.

It is something to consider when purchasing. A Realtor can help negotiate, but more importantly can help make sure this is the right community for you. If you haven't already looked at what else is available, feel free to contact me or any Realtor. I'd be happy to help, and our commission will be paid by the seller, unless you buy a Ryan Home.

And yes, you can negotiate builders. Sometimes the best way to negotiate is in options. Have them give you extra options for free. That way the sales price stays up in the community. If possible, also try to put in a price protection clause....if between contract and settlement they drop their price on the homes or increase incentives, that you will get that benefit as well.
