To echo some others, if you are using an agent contact them and they can get you the answers. If you are not using an agent to buy then for goodness sake, get one!!! An agent costs you nothing to work with as they are paid by the seller. If you think you are saving money you are wrong. An agent will save you money in the end. You need a professional to help you, there are just too many areas where you can get lost or in trouble.
Secondly, a lot of properties in Modesto are getting multiple offers since the prices are down and the investors have hit the streets running. If you find a home that you really like then don't be afraid to offer over the asking price, just don't go crazy. Again, professional help will guide you. Best of luck.

Hi. Are you using a Realtor to help you with the purchase process? If you are using a Realtor they should be able to give you feed back as to why your offers have not been submitted. There may be a variety of reasons why the sellers are not accepting your offer.

How were you turned down by the seller? Bids to low? Your realtor would have the answers why. We don't have all the information assist in providing a professional opinion
