I see lots of semis for sale in Annadale. Mine is one of them. Most have reduced their prices, many more than once. Are these homes selling?

Hi Lisa,
There are currently 28 available semis in Annadale. 4 acceptances and 5 under contract. Most buyers will consider the entire South Shore when purchasing in that area which just makes for stiffer competition when selling your home. There are currently 117 1 family semis available on the south shore and not enough buyers. Don't fret because home sales have been increasing and are dramatically better that it was about 5 months ago. If priced right (market value) and advertised correctly it will sell....guaranteed. It is extremely important that you be pro-active in making sure your home is not just being advertised in the MLS. An agent can't just place a home in the MLS and wait for it to sell........There are many new ways to advertise and market a home today so you can reach the available buyers and make your home stand out from the rest.

Yes Lisa, 14 have sold recently between $330,000. and $455,000. The average list price was approximately $425,000. and the average sold price was approximately $408,000. Average days on the market was 110 days.

Hi Lisav,

Is your home priced within the fair market value? Some times when a home is price higher than the competition it will require several price adjustments until it is priced at fair market value. There are many homes on the market that are competing to be sold.
Currently there are 30 semi-attached homes available for sale in Annandale, 2 have accepted offers, 5 are currently under a contract of sale and only 13 homes were sold as of 06/01/10.
Homes are selling no doubt about it, the market is active, buyers are out there looking to buy their dream home, but there are many homes to choose from and that is one of the reasons that selling a home takes longer now than before.
It is extremely important to price a home correctly when first placed on the market.
