175,000. It seems like a lot of money. I recently read an article titled N.J. Conversions, Union City Blooms. In it it said that Mr. Michaels has 80 vacant apartments priced from 59,000. Is there a reason for this or are they just asking for way too much money? And what would be the highest you would pay for a studio there? thanks

175k counds like a decent price. Checking the MLS in Hudson, I can see several condo 1bedrooms ranging from $115k-200k. I don't think you can buy anything habitable in NJ or $59k. Union City has major transportation into NYC. I would suggest you contact a union city agent and check out the most recent comparables. Also do your homework with the development, the management company, check the financials of the HOA.

That article was published in 1988, it's a little out of date price wise. 175 is a fair price for a studio in Union city. Avg price for a 1bd place in union is in the 180's. If you would like more guidance, feel free to email me at ian@exitrealtygold.com.
