Renting may be the right choice until you get your finances under control. Credit scores tell the lender you probably will not or will not be able to pay back the loan as promised. Here is the big secret, the underwriting guidelines actually protect you more than they do the lender, so don’t try to find a way to get around the very rules that protect you. Any lender that would make a loan to someone that is already struggling should be chastised by everyone!!

There is nothing wrong with renting while working on your financial position. Contrary to what you read, paying rent is not wasting money, it provides you a place to live while preparing to buy if that is your goal.

I have linked to some important information on credit repair, I hope it keeps you from harm, good luck,

I don't work that area, but your question asks for help. What specific help do you need? You might get a better response with more specific details. Have you previously been denied a loan? Are you looking to buy or rent? Do you need help moving? From where are you moving? How soon? What are your housing needs and price range? Lots of questions to answer. You should discuss your financing options with a good lender in the area. Once you've done that, you should discuss your housing options with a realtor that works in the area to which you are seeking to move. You should first establish your budget and then communicate that with your realtor. Even if you are going to rent first, I would still seek the help of a realtor. Good luck.

Welcome to Atlanta, Majestic:

I would be happy to help you find a home in Atlanta, or refer you to someone who specializes in the area you are interested in. Are you set on Caroll Heights, or are you open to other areas of Atlanta? If I am to provide the best possible service to you, I need to ask you many more questions than are appropriate to ask here. Please call me at 404-425-4945.

If your question is about finding a mortgage broker or lender who is right for you, I can provide some references to people I have worked with too. And of course, contact those who have responded in this forum.

I love your Trulia Voice name.

So, your majesty, what is your interest in Carroll Heights? Are you thinking that's a perfect location for you in Atlanta.

If so, ok. What is up with that? I don't think I've ever met anyone moving to Atlanta who has the desire to buy a residence that's next to the Charlie Brown airport...maybe I'm misunderstanding your Trulia profile. Maybe not?

Who is your Atlanta employer going to be?

I have ten other questions - please get some Atlanta help - a diligent mortgage lender is someone who could help you immediately...

It would be important to know why your credit is the way it is. It may be a simple fix. Make sure you speak with someone who can guide you through the process. Call me or email me anytime.

Please consider calling one or both of our preferred lenders below and starting a dialogue as to what you need to get your deal done.
