I need to sell my home in Or. Can I make an offer on a home in Calif, contingent on the sale of my Oregon home?

Hi Abrookie,

Yes, you can. However, keep in mind if there are other offers on the property you make an offer on your contingency for the sale of your home will be viewed as a 'negative' by the seller and other offers may be accepted before yours is (assuming everything else about the offers is the same - or close to the same). The 'cleaner' your offer (i.e. not asking for closing costs and repairs, minimal contingencies, etc.), the more appealing it is to the seller.

You could offer with a contingency, but you have less buying power. A seller will likely stick to their price. If your home is "in escrow", or sold, your offer will be taken more seriously. If I were you, I'd sell first, then buy.

I would say that it is possible:
The one catch will be that the SELLER will be able to give you a "Notice to Perform" if they receive another offer.
It is a very tenuous way to do it, and stressful for both parties.

The only way I would recommend it for you, is if you found a house that was "to die for" and you had to have it.
Otherwise, consider that there will always be another house.
There would be no advantage in having the early offer; you wouldn't be saving any time or money.
