You may also want to consider the title company waivers and disclosures. Title companies are not all the same when it comes to the types of documents they provide you at the closing of a sale/purchase. Keep in mind that any party involved in any manner in a business deal attempt to take liability off themselves and place that liability elsewhere, including on buyers and sellers. Ask the title company to provide you all of their closing documents for review prior to making your choice.

Many title companies offer the same services and all are required to charge the identical title insurance premiums. So, it boils down to two things:
Where do you want to close?
Are there any special (beyond normal) services you need?

There are so many great title companies out there! Usually the seller will decide where they want to close. If you are considering making an offer on a property, check with your agent to see if the seller has specified a location. If they are leaving it up to you, make sure you're clear on who's paying for what services! Then find a branch that is convenient to you and provides the services you need. Good Luck!
